Catalina Bay Homes
Catalina Bay is one of Granbury's finest gated communities just off Highway 377 and the more elite of the two neighborhoods. It's a great location, close to the highway, the river, and the Harbor Lakes golf club. Most residents are just seconds away from Walmart, shops, restaurants, markets, and more. This a gated community features a private and secluded enclave of about 200 homesites that have either canal or waterfront living. 90% of all homes in Catalina Bay are waterfront of some type, typically canal.
Residents are just minutes to the Historic Downtown Granbury Square, which offers fine dining, shopping, and entertainment. Catalina Bay is 34 miles to Fort Worth. The average home price is about $760,000 with price ranges from $600,000 to $1.1 million. At any given time there are between 5 and 10 properties for sale and all offer custom designs, luxury entrances, full driveways, multi-car garages, and high-end finishes and materials.
Catalina Bay homeowners have a bit stricter regulations and rules such as mandatory tile roofs, and high-end requirements not present in the restrictions for The Island. However, both The Island and Catalina Bay are considered Grandbury's high-end waterfront communities.
The Island Homes
Neighbor to Catalina Bay is The Island, a private and gated community and just minutes to shopping and amenities. Although they are connected, they have two separate entrances, but both go to the same homes and community. Both communities were developed under the same legal description and both share Catalina Bay as the legal name.
Homes in both communities were built from about 2010 to the present and features 3 to 5 bedrooms, 3 to 5 bathrooms, and in sizes up to 4000 ft.². Homeowner association fees are approximately $100 per month and include maintenance of common areas, trash pickup, and management fees. Catalina Bay and The Island Schools
Residents of both communities are part of the Granbury Independent School District and are assigned to the Roberson elementary school for preschool to grade 2, the Brawner intermediate school for grades 3 to 5, the Acton middle school, and the Granbury high school. All of these schools are between 1 1/2 and 4 miles from the entrance to Catalina Bay and The Island.

Truly this is a unique location just seconds away, 1 to 2 blocks, from multiple amenities on Highway 377. Your grocery store, Home Depot, Lowe's, churches, drugstores, clinics, banks, gas stations, and multiple restaurants are no more than a couple of minutes away, yet, you have the privacy and security of a gated community. These are upscale homes with larger lots and nearly all feature waterfront access and water frontage. About half the homes have backyard swimming pools and nearly all are fenced.
