The Granbury Chamber website states that Hood County is the 9th fastest growing county in the nation (by percentage).  Granbury was ranked the Top Historic Small Town in the U.S. by USA Today, Best Place to Retire by Investment U, Top 5 of Fourth of July Celebrations in the Nation and is a “Film Friendly Texas Certified” Community. This, combined with record low mortgage rates, is bringing prospective buyers to our beautiful community by the thousands.  

I am not exaggerating when I say there is a serious shortage of homes in our area.  As of January 21, 2021, there are only 155 ACTIVE RESIDENTIAL LISTINGS IN THE MLS FOR ALL OF HOOD COUNTY, and that serious shortage of homes means IT IS TIME TO SELL.

Sir Arthur Conan Doyle once said, "It is a capital mistake to theorize before one has data".  So, let’s look at some data:

  • According to the National Association of REALTORS®, a 6.0-month supply of unsold inventory is optimal for a balanced market.
  • In Hood County there is less than a 1 ½ -month supply of unsold homes.   
  • The Average Sales Price for NON-Waterfront homes in 2020 rose 11% over 2019.
  • The Average Sales Price for Waterfront homes in 2020 rose almost 25% over 2019.

In summary, Demand is High, Supply is Low, and Prices are going thru the roof.  Experience also tells us that Nothing Lasts Forever, Markets Always Adjust, and Sooner or Later This Bubble Will Burst. Knowing all of this; how could anyone argue that this is not the perfect time to sell?

My last little tidbit of advice is this…If you think you are ready to sell, do your due diligence before you chose a REALTOR®.  There are over 400 agents in our local REALTOR® association, some are knowledgeable and experienced, and some are not.   Ask for references, ask for sales statistics, find out how long they have been a REALTOR®, and test them on their knowledge of Granbury, or more specifically, the neighborhood you live in.  Please do not trust the sale of what is most likely your most expensive asset to the person who happened to answer the phone.
